Regeneration of an existing office building to 404 Apartments of one of Croydon’s most iconic
buildings. Featured in the 2012 Batman - ‘The Dark Night Rises’ film. The building is now home to 404
flats views over both London and Surrey. With a variety of layouts, these flats have been completed to a high spec and comprise open living spaces with original features, modern styled bathrooms and fitted kitchens complete with integrated appliances and breakfast islands. Bedrooms are well appointed with built in wardrobes and some offering en-suites. The building is served by over 4 lifts. All properties are fitted with CCTV cameras, monitored 24 hours a day. As this was an existing office building being converted to residential with basement car par storage we had the added challenge of dealing with existing services risers and floor to ceiling heights. Applying the experience we have developed over years we were able to developed the MEP services design to work with what we had on site, whilst being aware of the overall budgets and ensuring compliance with the latest design guides, codes of practice and Building Regulations. We delivered the project from initial concept design through to completion having been novated to the contractor’s team from Stage 5 onwards. Mechanical services included utilities, landlord services, heating, plumbing, soils & wastes, ventilation including smoke ventilation, irrigation system, water treatment and chlorination, sprinkler systems, BMS system and wiring etc. Electrical services included utilities, landlord services, main switchgear installation, sub-mains distribution, general power, lighting, emergency lighting, external lighting, fire alarm, door entry system, door alarm, telephone cabling, TV/satellite within each apartment, earthing, bonding and lightning protection installation etc.
