Refurbishment and alteration to an existing 6 Storey B+ Listed Building, into office accommodation and ground floor retail in Donegal Square, Belfast. The Mechanical and Electrical Design was carried out to reflect the Clients requirements and performance specification to provide Category “B” office accommodation for a government tenant. The design has a combination of modern open planned and modular offices, staff kitchen, tea points, lifts, sanitary accommodation, meeting rooms, hearing rooms, boardrooms and comms rooms through the second to fifth floors inclusive. The tenancy is required by DEFRA to achieve a BREEAM “very good” rating as a centralised departmental government contract. Dynamic Design Consultants Ltd were involved in the BREEAM assessment process from the outset and careful consideration was given at design stage to meet the tenant requirements whilst also considering the specification of M&E plant, lighting and controls strategies to meet the targeted BREEAM requirement, whilst being sympathetic to the existing building fabric due to its current listed building status.
